Vääksy 2 is a multi-user property located in the same block as the head office of OP Group. The distinctiveness of the property’s top-quality office spaces was further increased by renewing the main entrance and implementing a showroom for potential tenants. We were responsible for the project’s interior architecture and graphic identity. Ever since its completion, the property has attracted interest in the market and enthusiasm amongst visitors.

After the renovation, the entrance stands out even better in the streetscape, thanks to the illuminated Vääksy 2 sign in particular.

The property’s entrance was renovated according to the natural and breezy interior design theme “shoreline atmosphere”.

The organic shapes and warm tones of the renovated lobby contrast with the architecture of the property. The shimmering silver wall is reminiscent of waves hitting the rocks on the shoreline.

Sustainably implemented renovation
to support rental operations

In the renovation of the carbon-neutral, LEED Gold-certified Vääksy 2, we carefully selected the areas where to make alterations. The goal was to invest in a breathtaking first impression for the property by renovating the lobby on the first floor and implementing a showroom of roughly 40 square metres.

In the design, we made use of the existing high-quality surface materials and highlighted the characteristic features of the architecture. “The quality level of Vääksy 2 was already high from the outset. The surface materials were superb, and the current tenants were happy with the lobby, so we didn’t go out of our way to replace everything. It wouldn’t have made sense in terms of sustainability or cost effectiveness. So, instead, we found the best places to invest,” says Kai Budiansky from Avant Capital Partners.

The spaces were designed according to the following objectives:

  • Supporting rental operations: memorable identity, lobby renovation and showroom construction
  • Breathtaking first impression: prioritisation of areas to be renovated and implementation that delights all the senses
  • Three alternative interior design themes: tenants can choose the one that suits them best; the theme of the lobby is “shoreline atmosphere”

The renovation, which was carried out in close cooperation with Avant Capital Partners, was smooth: “The cooperation has been pleasant in every respect. It’s nice to find a partner with whom you could do more. The implementation of the project has been great: there’s been clear communication at regular intervals, with no need to think about whether the project was progressing. I’m happy with the overall results – we’ve achieved a very high-quality results despite the tight budget and schedule,” says Kai.

A concept that delights
all the senses

“The spatial experience of the lobby leads visitors to the imaginary Vääksy beach by Lake Päijänne. The beach enjoys an eternal summer, but the lighting and soundscape change according to the time of day.

First, you’re greeted by the atmosphere of sunny rocks along the shoreline, where you can listen to grasshoppers chirping. Then, night falls and you can hear someone playing the harmonica.

Experience the showroom

The showroom follows the same visual theme as the lobby. It was implemented on one of the leasable office floors and includes lounge and work areas, a quiet space and a presentation corner for alternative interior design themes.

The idea is that a visitor interested in renting an office space in Vääksy 2 will see and experience a space designed around one interior design theme. At the same time, the visitor can explore the floor plans of vacant spaces and alternative interior design themes, which are relaxed and graphic, and elegant and sensual.

Suitable floor and wall materials were specified for each theme, along with kitchen surfaces and equipment, which can also be chosen for the space according to one’s wishes.

Visualisations were made of the alternative interior design themes to illustrate what a themed office could look like.

The main objective of the project was to develop rental operations. In addition to renewing the lobby and the showroom, alternative interior design themes, visualisations and space layout sketches were developed.

“We wanted to inspire ideas and create an atmosphere that was distinctly different from the one in OP’s lobby. As for the showroom, we wanted a space that would showcase the best that the building has to offer,.

As a result, both spaces became more comfortable, colourful and vibrant. We’ve already had some discussions about premises up for rent”, says Kai Budiansky, Partner at Avant Capital Partners, who is responsible for renting the property.

The entrance lounge, kitchenette and toilet were renovated first, with emphasis on a multi-sensory experience.

 

Elegant signs made of birch plywood and glass wall decals resembling stones on the beach add a finishing touch to the nature theme of the interior design. The green walls were painted using plastic-free Cover Story paint.
